Vacant Lots: Why Does AOS Matter?

AOS is an abbreviation of Availability of Services.  This refers to whether the lot has access to water and sewer services.

Every vacant lot in the Baca Grande Water and Sanitation District falls into one of four categories of AOS.  If the lot has full AOS, that means that both water and sewer lines run within 100 feet of the lot at some point.  If the lot has Water Only AOS or Sewer Only AOS, then only that service is within 100 feet of the lot.  And if the lot has No AOS, neither water nor sewer is within 100 feet of the lot.

Do you want to build on your lot?  Then it must have full AOS. 

What if your lot does not have full AOS?  You have the option of doing line extensions in order to get the necessary water and/or sewer lines close enough to connect to the service.  This is an expensive procedure; however, some folks choose to do this.  You can speak with employees at the office about the process. 

If you are looking for a lot to build on, remember to check the status of any lots you are considering.  The information is listed on the Baca Water website, bacawater.com, under the tab labeled “Tap Status”.  You can find any vacant lot by unit and number, and the table will tell you both the AOS status and whether the Tap Fee has been paid.

 If you have decided on a specific lot, you can double-check the accuracy of the website by contacting anyone on the administrative services staff.  While we frequently check and update the information on the website, there are still a few errors.  It is best to be sure of the status of the lot before buying!
